Last year, the pandemic threw a wrench into the real estate market. In March, mandated stay-at-home orders brought transactions to a screeching halt in states across the country. Once the country opened up again and real estate operations resumed, the summer months saw a frenzy of activity that didn’t ease up until the winter began.

Yet, the luxury housing market has stayed strong throughout the rollercoaster ride of a year we’ve had – though not quite as strong as 2019. For those with tens of millions of dollars to spend, the coronavirus failed to temper the appetite for humongous, high-end homes.

However, the year did see a migration of interest when it came to the priciest properties sold. While the luxury markets in urban areas, like New York City, showed an extreme decline, home sales in California and Florida soared. Unsurprisingly, most active luxury home buyers sought out residences that provided space and solitude – and in many cases, private access to the beach or bay.

Every month, Rocket Homes® sources housing data from local multiple listing services across the country and releases a list of the most expensive homes sold. So, we’ve decided to take a look back at the highest-priced sales for the year, focusing on properties that were purchased for over $35 million. Check out the most expensive Rocket Homes® sold in 2020.

14. Atherton, California

This transitional-style estate was built in 2013 and owned by the late billionaire and Microsoft co-founder Paul Allen, before being sold back in February. The $35.25 million purchase price marks one of the highest sales ever recorded in the Silicon Valley town of Atherton, which is the most expensive ZIP code in the country. The spacious contemporary home includes five bedrooms with en suite baths, an open kitchen with two islands, a windowed breakfast nook, a formal dining room, a double-height living room, a home theater and an exercise room with a nearby hot tub, sauna and treatment room. The grounds, which are spread across just over 1.8 acres, feature a wild meadow, a swimming pool and hot tub, an outdoor kitchen with a wood-burning pizza oven, two outdoor fireplaces and a 1,500-square-foot, two-bedroom guest house.

Enter this estate through a porte-cochere that contains both staff quarters and a two-bedroom guest house. Drive around the formal gardens to reach the Bermuda Georgian-style mansion, the impressive fashion of which belies its brand-new construction. Inside, the home glistens with marble floors, mirrored columns and lacquered walls. Built on a nearly 1.5-acre lot, the two-story house is spacious and airy thanks to its 23,187 square feet of indoor-outdoor living space. With water on both the east and west sides of the property, the mansion boasts stunning views of the ocean from the front and direct access to the Intracoastal from the back. The $36 million home also comes with an outdoor kitchen and bar, a swimming pool and spa that overlook the Intracoastal and a private dock.

Known as El Solano, this 1.5-acre property has 180 feet of ocean frontage, opulent architectural details and a significant pedigree. The Mediterranean-style estate was built in 1925 and once owned by John Lennon and Yoko Ono, who purchased the now-landmarked beach house for $725,000 in January 1980. After Lennon’s death, Ono renovated the mansion and sold it for $3.15 million in 1986. What’s perhaps most atypical about this luxury estate is that it shares a wall with a tw-story guest house that’s actually part of a home owned by James A. Patterson. Therefore, the new residents can enjoy their new tennis court, beachside cabana and two swimming pools, as well as the opportunity to spot their mystery novelist neighbor crossing the elevated walkway that bridges their properties.

Los Angeles Lakers star LeBron James just purchased this 2.7-acre promontory property. However, LeBron won’t be the first superstar to enjoy the 90210 home. Built in 1934, this Mediterranean-style compound was purchased by Howard Hughes’ RKO Pictures in the late ’40s and leased to Hollywood legend Katharine Hepburn. Although LeBron just forked over $36.75 million to call this mansion home. The living room features a vaulted ceiling with exposed wooden beams and retractable glass doors that reveal a stone patio with panoramic views of the LA skyline, Santa Monica Mountains and Pacific Ocean. LeBron’s new digs also include a screening room with one of the home’s seven fireplaces, two detached guest houses, an oval swimming pool, a pool house with two baths and a lighted tennis court with a viewing pavilion.

This $37 million property is now home to the CEO of Restoration Hardware, Gary Friedman. The newly built, 90210 mansion features a modern design that couples the Hollywood Regency style with a classic Palm Beach look, which can be seen from its lacquered kitchen, antique-mirrored formal dining room and chrome finishes. The property is accessed through a private gate that leads to an oversized motor court. When stepping into the house, residents are bathed in natural light thanks to the two-story entry foyer with its decorative ceiling and skylight. Nearly every room features floor-to-ceiling windows that flaunt the home’s panoramic views of the city, coastline and ocean. The property also includes a midcentury-style bar, a plush screening room, a floating zero-edge swimming pool, an exercise room, wine storage and formal gardens.

9. Coral Gables, Florida

The focus of this $37.5 million sale wasn’t the nearly 10,000-square-foot house but the land it was built on. The property is the largest parcel of land in Gables Estates, a gated community in South Miami. The 170-home neighborhood is so prestigious that to purchase property in the area, buyers must be screened and sponsored by an existing resident. The 4.5-acre property is comprised of two lots that possess a total of 630 feet of water frontage. The first lot contains the nine-bed, 11.2-bath home and a small sandy beach, as well as 450 feet of frontage on Biscayne Bay with views of downtown Miami. Cross a private road to access the second lot, where an additional acre includes a tennis court, two boat lifts and storage. Another adjacent 1.25-acre lot was also available for purchase.

Encased in impact glass, the smart house allows residents to control the 22-camera security system, lighting, shades, 13-unit AC and pool heater all from a remote control. The house also features a number of upscale amenities, like the 210-bottle glass wine room with suspended tasting table, the exercise and massage rooms, the saltwater pool and spa, the cabana with its spa-style bathroom and the 10-car auto salon. If that wasn’t enough, the house’s location in the Estate Section of Manalapan also comes with deeded club privileges at the Five-Diamond Eau Palm Beach Resort & Spa.

The open-concept kitchen and living room feature a stone accent wall with a long gas fireplace and automated, aquamarine glass doors on either side of the room that open up to the outdoors. Walk out, past the grass seating area, to access the infinity-edge pool, which overlooks the Los Angeles skyline. The custom pool allows residents to swim around the perimeter of the property or sunbathe on the in-pool chaise lounges. Those who wish to enjoy the scenery without getting wet can walk across a stone footbridge to access the circular seating area and fire pit that floats over the middle of the pool.

On the same day he sold his previous Palm Beach property, Jon Bon Jovi purchased this Mediterranean-style home on the same street just 2 miles north. It’s not just that this house is over 5,000 square feet bigger, has two extra bedrooms and an additional two full and two half bathrooms on a lot that’s nearly twice as large, but the property also includes 119 feet of ocean frontage. So, for just over $23 million more than what he sold his last home for, the rock star will no longer have to cross the street to access the beach. The estate possesses extraordinary architectural details, from the cypress coffered ceilings to the Corinthian columns that support the two loggias that overlook the Atlantic Ocean. Hopefully, Bon Jovi will be “Livin’ on a Prayer” this time around.

$43 million may seem like a fortune to pay for a vacation home, but for Microsoft co-founder Bill Gates and his wife Melinda, the purchase price represents less than 1% of their net worth. The sale marks the second-most expensive in San Diego County history – the first was the sale of the same home back in 2007. Although the property is only .4 acres, it includes five different structures that total over 10,000 square feet and 120 feet of ocean frontage. The main residence was designed with the finest materials, which can be seen from the home’s vaulted lattia ceilings, imported limestone flooring and classic oak sandstone patios. The property also features two guest houses, a health spa, tennis court, greenhouse, glass-tiled pool and a 10-person jacuzzi located opposite a fire pit.

Despite an initial asking price of $68 million, this mansion sold for $43.3 million in the middle of April. The transaction was an unusual one due to California’s stay-at-home orders: The buyers purchased the 1.7-acre Bel Air property after visiting the unoccupied home only once and never meeting the seller. The Spanish Colonial-style house was built in 1931 by renowned architect Paul Williams, who designed homes for the likes of Frank Sinatra, Lucille Ball and Barbara Stanwyck. However, the interior has a sleek, modern design due to a 3-year renovation completed last year. The Bellagio Estate offers its residents several ritzy amenities, including a guest house, swimming pool, hot tub, tennis court, fitness center, 7,000-bottle wine cellar finished in 18th century stone and an outdoor fireplace nestled in the home’s inner courtyard.

3. McLean, Virginia

Once home to AOL co-founder Jim Kimsey, this $45 million mansion is the most expensive home ever sold in the Greater Washington region. The home provides spectacular views of the Potomac River, best seen from its terrace and infinity-edge swimming pool. The 3.2-acre property includes a semi-circular library, a tasting room with a wraparound wine cellar, a tennis court and pavilion and an underground, 30-car garage. Most notable is the 2-bedroom guest house, designed by legendary architect Frank Lloyd Wright, which Kimsey purchased for $2.5 million in 2000 to protect his view. He ultimately spent seven figures restoring it. A prime example of Wright’s Usonian homes, the fish-shaped house curves into the cliffside, integrating the landscape into its design. The cinder-block construction features a flat roof, mahogany accents and 80 feet of floor-to-ceiling windows that showcase the rapids below.

Back in 2017, this luxury spec home was marketed with an over-the-top video that showed barely clad models, covered in gold paint, exotically posing in the home’s champagne fridge and suggestively dancing around a gold Lamborghini that was actually on display in its outrageous car museum. As it turns out, sex doesn’t always sell. Originally listed for $100 million, the ultramodern mansion underwent quite a few price drops before the developer defaulted on his loan, and the property was seized. To ultimately sell the property, the lender worked to rebrand it. The Cristal champagne fridge was transformed into a temperature-controlled organic pantry, and the gold sports car was replaced with a more family-friendly, luxury vehicle. After a $2 million facelift, the mansion sold for $48.4 million, just 106.6% below its original ask.

Nearly every room in the 18,500-square-foot estate possesses floor-to-ceiling windows that bathe the home in natural light and showcase the beautifully manicured grounds. The expansive grandeur of the house is enhanced by its open floor plan. The airy feel is especially present in the great room, which features automated steel doors that open up the space, extending the living area out onto the lawn. Take the elevator down to the lower level to enjoy the 1,150-square-foot gym and screening room. The 3.25-acre property, which offers views that reach as far as downtown LA, also wows with its 85-foot infinity pool and cabana.
