There is construction going on in the area. Tonopah is a new hot spot which may be near freeways going from Nogales to Las Vegas... Nearby is Bill Gates' 25,000 acres, proposed to build a new 'Smart City', with many homes, residents, and a lot of development. The county assessor has the assessed value of the land at $69,400 for tax year 2024. I tend to see vacant land at 1.5 X the assessed value so seller guesses the land alone is worth $105,000. However, the county has the assessed value of the buildings at $29,071 so presumes the buildings could be worth $45,000 additional. However, the seller is selling the property for the land only and posts it at $102,000, less than the value of the land and anything the building is worth is sold in AS IS condition. Property taxes have ranged from only $78 to $109 per year for the past 10 years! Owner is asking for $102,000 cash or will do seller carry back with the following terms. $40,000 minimum down payment. Owner is willing to carry the balance at 12% interest. Payments to be negotiated. Please be willing to show proof of funds if requested before asking seller to write a contract.
