Following beyond that towards the east is an old wet-weather creek that is now more of a small run-off depression that may, in a wet season, add to the encouragement of the diverse East Texas wildlife that could be found here. The property remains relatively level further across to the east and has a gentle upwards slope towards the southern boundary. There is a roughly 10 acre portion in the south-eastern corner of this tract that appear to be favorable in topography to build on. The soil is comprised of a loamy fine sand that is useful largely to pasture, range, woodland, and wildlife. It has a beautiful canopy of various hardwood, pine, and other native trees with a relatively light underbrush through most of the land. With the Eastern Redbuds in bloom, there is truly an idyllic woodland scene on this property. Property is under current Ag/timber valuation per Rusk CAD, the new buyer will be responsible for applying and keeping up with the valuation. There are power lines within close proximity to the property. Rusk County Co-op supplies this area with power. Water in the Minden area is supplied by Minden-Branchfield Water, however there are no lines currently able to be supplied at this tract. Groundwater wells are subject to regulation by the Rusk County Groundwater Conservation District. Buyer to do due diligence and confirm utilities. A survey will need to be obtained to confirm acreage and boundary lines.
